Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore

Residents will have connection to a new Sport-in-Precinct center in neighboring Kolam Ayer, that is set to start at the end of the year. Meanwhile, plans to introduce public housing at the two sites are currently being examined, according to the firms.

At the same time, the St Wilfred Sport Center is a 10-minute stroll from Boon Keng MRT Stop. It lies near to St George’s Road, where much of the existing HDB flats date back to the 1980s, according to Lim.

The Kallang Basin ActiveSG Swimming Facility and the St Wilfred ActiveSG Sports Centre will cease functions entirely in the second half of 2025. On June 13, URA, HDB and Sport Singapore mutually announced the closure of the facilities upon their lease expiries. The Kallang Basin complex, found on Geylang Bahru Lane, is going to shut on Sept 1, and the St Wilfred center on St Wilfred Road will close on Oct 1.

Lim thinks that near future Build-to-Order (BTO) projects at the place might be assigned as Plus flats due to their closeness to town and facilities. Plus flats have tighter resale constraints compared to Standard type flats, consisting of a longer minimal occupation phase of one decade and limitations on renting out the flat.

The intentions to seal the Kallang Basin and St Wilfred sports facilities for redevelopment are well-timed, considered that both areas are significantly older compared to some other sports facilities, observes Eugene Lim, main executive officer at ERA Singapore. “It makes good sense for the locations to lead the way for better land use, particularly considered that they are located rather near to the city centre,” he adds.

He forecasts the future BTO task at the site could include a mix of 2- to four-room flats. “The neighboring sites have a plot proportion of 2.8, and assuming a similar plot ratio, we may see some high-rise BTO condos, possibly approximately 36 storeys,” he adds.

The Kallang Basin Swimming Facility spot is within walking range of Geylang Bahru MRT Terminal and the Geylang Bahru Market and Food Centre. Lim marks that a lot of the public property blocks in the Geylang Bahru area were built in the 1970s, indicating a desire for new advancements that will certainly invigorate the area.
