CapitaLand Development to launch LyndenWoods, first residential project in Singapore Science Park

The development is going to comprise two 24-storey high rises with a mix of 2- to four-bedroom units of 635 to 1,647 sq ft. The condominium also offers a two-storey basement carpark with 240 lots. Each of the residential towers are going to be created in a dual-point block style with designed sky patios on each level. According to CapitaLand, this style takes on a visually fenceless concept that improves natural air flow and sunlight.

The sales gallery lies beside 7 Science Park and the property development is expected to release for sale on July 12.

“LyndenWoods is a vital milestone in the continuous improvement journey of Singapore Science Park. CapitaLand Property development’s initial housing development throughout Singapore Science Park mirrors our vision to rejuvenate the location right into a dynamic, mixed-use innovation cluster,” states Ronald Tay, CEO of CapitaLand Development (Singapore).

LyndenWoods is a five-minute walk to Kent Ridge MRT stop on the Circle Line (CCL), which is one stop far from one-north, and 2 stations far from Buona Vista Interchange on the CCL and East-West Line. The area around LyndenWoods is even supported by bettered passerby and cyclist framework.

Meanwhile, there are 45 three-bedroom units of 1,023 to 1,066 sq ft, alongside 46 units of three-bedroom + Guest (premium) kind condos of 1,292 sq ft. Only one pile comprising 23 units of four-bedroom (premium) units of 1,647 sq ft is attainable.

CapitaLand Development’s most recent residential property deals with thriving demand for well-located, top quality real estate and exemplifies how integrated urban districts can deliver both future-ready liveability and withstanding investment worth, says Tay.

Home owner centers consist of a co-working spot, a 50m infinity swimming pool, a recreational tennis court, a pickleball court, a dedicated animal’s park, and the Lynden Club– a resident clubhouse with a gym, social lounge, and function room.

CapitaLand Development, the property project arm of CapitaLand Group, is readied to sneak peek the 343-unit LyndenWoods, the very first private residential development in a restored Singapore Science Park, on Saturday June 28.

Notable developments in the surroundings of LyndenWoods include National University of Singapore, National University Hospital, the one-north precinct, and Rochester Commons. Surrounding schools and universities include Fairfield Methodist School (Primary), Anglo-Chinese Junior University, and Singapore Polytechnic.

LyndenWoods sits on a 124,352 sq ft site that was previously occupied by the Defence Science and Technology Agency from 2000 to 2018, after which that building was destroyed in 2020. CapitaLand Development successfully applied to rezone the plot from market park to non commercial.

The debut of LyndenWoods comes shortly after CapitaLand finishes the redevelopment of Geneo, an incorporated development featuring five Grade A structures and the 250-unit Citadines Science Park Singapore. Residents of LyndenWoods will gain from the new amenities, F&B options, and placemaking activities arranged by CapitaLand at Geneo, which neighbors the upcoming apartment.

Two-bedroom units and two-bedroom plus study units compose about 65% of the complete unit mix, with 137 units of common two-bedders extending from 635 to 721 sq ft, and 92 units of two-bedroom plus study units of 850 to 883 sq ft.

This biophilic architectural style represents the development’s proximity to nearby green rooms such as Kent Ridge Park and the Southern Ridges. LyndenWoods is also anticipated to obtain the BCA Green Mark Platinum certification.
