Mount Pleasant estate to have 6,000 HDB flats, up from 5,000 previously announced

Eugene Lim, key executive officer at ERA Singapore, indicates that the white flat layout at Mount Pleasant Crest may interest younger Singaporeans and house owners meaning to do extensive renovations. “A white level typology will give them the option to tailor-make their format to accommodate their real estate needs, allowing for flexibility over the longer term,” he claims.

This will be the second BTO project to offer the white flat layout, after the Crawford Heights BTO project, which launched last October. According to HDB, around four in 10 flat customers chose the style at that project.

HDB claims the “white flat” layout will be given at Mount Pleasant Crest. Flat clients can opt for the open-concept layout, which offers a contiguous living and bedroom area without separation surfaces, when they are called to book a flat.

According to HDB, the increased supply adheres to “additional detailed planning investigations” and will assist to fulfill good housing interest.

The Mount Pleasant estate sits on the site of the Old Police Academy (OPA), close to the Thomson Flyover off the Pan Island Expressway. The OPA was used as the training institute for the Singapore Police Force (SPF) up until 2005.

Six buildings, which HDB says were “identified as one of the most significant depictions of police heritage”, have actually been conserved and will be integrated into the new estate. 4 blocks are going to be repurposed for alternative uses such as an area authorities post and SPF Heritage Gallery. One block is going to remain to serve as the Senior Police Officers’ Mess, while another will be integrated right into future property developments. Furthermore, the former OPA parade square will be maintained as public space for community use.

Lee Sze Teck, senior director of data analytics at Hiuttons Asia, believes the Mount Pleasant Crest project that will be launched for sale in October will draw solid interest, because of its location close to Mount Pleasant MRT Stop and schools such as CHIJ Primary Toa Payoh and Singapore Chinese Girls’ School.

The first BTO project in the Mount Pleasant estate will be launched as section of the October 2025 BTO activity. Named Mount Pleasant Crest, it will provide about 1,350 units of two-room flexi to four-room flats. There are going to even be 270 units of public rental flats.

Served by the brand-new Mount Pleasant MRT Terminal on the Thomson-East Coast Line, Mount Pleasant will be a car-lite estate and include Transit Priority Corridors with dedicated bus lanes, broader foot paths and cycling routes. New roads, consisting of a major thoroughfare called “Old Police Academy Road”, will also be built to boost ease of access. There will also be a sheltered pedestrian highway that connects the various precincts in Mount Pleasant, HDB says.

Four Build-to-Order (BTO) ventures are prepared for the upcoming Mount Pleasant estate, which will generate around 6,000 new condos upon finish. This is 1,000 more than the 5,000 units previously released for the 33ha site, HDB states in a Sept 2 press release.

Mount Pleasant’s closeness to Toa Payoh will also factor right into demand and prices. “The project may be a Prime BTO as resale flat prices in Toa Payoh are quite high and the older estate has one of the greatest numbers of million-dollar resale flats,” Lee adds. Prime lodgings are subject to tighter rules, like a 10-year minimum occupation duration and an aid clawback.
