Three-bedder at The Waterside sets record profit of $3.81 mil
The second-largest gain reported throughout the week emerged from the sale of a three-bedroom unit at Sky@Eleven, along Thomson Lane. The 2,271 sq ft unit on the 37th floor was acquired for $2.73 million ($1,200 psf) in May 2007 and changed hands for $5.75 million ($2,532 psf) on Feb 26. Hence, the seller earned a profit of $3.02 million (111%), or an annualised gain of 4% over a holding period of almost 19 years.
Finished in 1993, The Waterside is a freehold apartment situated around Tanjong Rhu Road in District 15. The development is adjacent to the Singapore Swimming Club and Dunman High School, and is also near Katong Park MRT Station on the Thomson-East Coast Line. It makes up 6 23-storey non commercial blocks, offering three- and four-bedroom units varying from 2,142 to 2,433 sq ft.
Completed in 2012, Bishopgate Residences makes up a single residential block housing 31 units. The development provides a mix of 3- to five-bedroom units covering 2,433 to 5,974 sq ft. It is positioned inside the well-off Bishopgate– Chatsworth non commercial enclave, close to the Indonesian embassy.
Based on lodged caveats, this latest offer notes the initial unprofitable resale purchase at Bishopgate Residences. In 2025, the development observed just one resale deal: a 3,165 sq ft, five-bedroom unit thatfetched $10.45 million ($3,302 psf) in February.
Lodged caveats show that the property development taped 19 resale deals last year, 9 of that were unprofitable. The 9 units, varying from 495 to 775 sq ft, incurred decreases of $24,600 to $731,000.
The Clift is a 99-year leasehold development located around McCallum Street in Area 1. Finished in 2011, the apartment comprises 312 apartment or condos and a single-storey retail podium. It offers one- and two-bedroom apartment or condos estimating between 495 and 818 sq ft, as well as one- and two-bedroom lofts ranging from 753 to 1,076 sq ft.
The remarkably profitless resale purchase throughout the time frame in review happened at Bishopgate Residences, an estate condominium in prime District 10. The 2,896 sq ft, four-bedroom unit was cost $8.8 million ($3,039 psf) on Feb 27. The unit previously fetched $10.66 million ($3,682 psf) in March 2021. Therefore, the purchase led in a decline of $1.86 million (17.5%), which converts to an annualised damage of 3.8% over five years.
The deal marks the most valuable resale transaction to date at The Waterside. It tops the previous record gain of $3.13 million, when a 2,142 sq ft unit obtained $4.88 million ($2,278 psf) in April 2025. The three-bedder had formerly negotiated for $1.75 million ($817 psf) in September 2006, resulting in the dealer producing an annualised profit of 5.7% over just about 19 years.
One of the most profitable apartment resell deal in the middle of the week of Feb 24 to March 3 was the sale of a three-bedroom unit at The Waterside. The 2,411 sq ft unit on the 7th level changed controls for $5.5 million ($2,281 psf) on Feb 25. The unit was in the past acquired for $1.69 million ($700 psf) in April 1998. Therefore, the seller generated a record profit of $3.81 million (225.9%), or an annualised gain of 4.3% over approximately 28 years.
This denotes the fifth most beneficial resale purchase at the project to date. The record growth comes from the sale of a 2,713 sq ft four-bedder for $6.48 million ($2,389 psf) in April 2024. The unit had previously negotiated for $2.8 million ($1,031 psf) in March 2007, that indicates the seller made a yield of $3.68 million. This translates to an annualised revenue of 5% after a sustaining time frame of slightly over 17 years.
At the same time, the transaction of a 755 sq ft unit at The Clift was the 2nd most worthless apartment resale transaction of the week. The one-bedder on the 32nd story worked out a deal for $1.3 million ($1,677 psf) on Feb 25. The seller, who acquired it in June 2011 for $2.06 million ($2,730 psf), incurred a loss of approximately $816,075, or 38.6%. The seller had possessed the unit for greater than 14 1/2 years.
